Try Before You Buy’ Opportunity For New Llandudno Hotel Owners

bryn-derwenA rather novel and rare opportunity to ‘try before you buy’ a hotel in Llandudno has helped secure a sale, as the existing owners looked to encourage less-experienced operators to enter the hospitality trade

Bryn Derwen is a 9-bed hotel situated under the Famous Great Orme, currently owned by Steve and Debbie Loughborough who have owned the property for the past 13 years.

The couple offered prospective purchasers the opportunity to ‘try before they buy’ highlighting that this approach would have been appreciated when they were looking to first purchase the property.

As a result, newcomers to the trade Mark and Lyn Rogers purchased Bryn Derwen after deciding to take Steve and Debbie up on their offer. Led and Mark spent a week at the hotel shadowing the Loughborough’s, who remained in charge. Former teacher and then said “we are looking forward to the challenge, and we have now been running the property for almost our first week. Although we have been extremely busy, once we find our own routine things can only get better..”

Lesley Watmough from Fleurets, who brokered the sale commented: “I would encourage other vendors to offer a similar opportunity for purchasers to test out a property. By prior agreement, a serious potential purchaser can stay at the hotel for a few days and shadow the current owners. This will allow the perspective purchaser to understand and digest both the business and lifestyle.”

Alongside the hotel’s nine bedrooms, there is also the potential to refurbish/create a one bedroom holiday apartment, dining room, lounge bar, car park and gardens.
